Alton Place is a planned community designed to protect the nationally recognized Big Darby Creek Watershed. Half of the 350-acre development is set aside for expansion of wetlands, restored streams, lakes, grasslands and woodlands.  The project aspires change the pattern of regional suburban development by elevating the living environment for its residents. Overview

Overview

Shortly after formation, Ohio State Bank approached McCabe Companies to assist in the concepton and entitlement of their corporate headquarters. The chosen site is located at the gateway to the affluent community of Bexley. The project narrative was for an iconic contemporary structure that could find its place within the somewhat traditional but eclectic Main Street streetscape. The diminutive scale of the project would also have to match up with a much larger cornerstone project across the street. A rigorous public process challenged the project team to arrive at a solution that ultimately achieved a seminal project that received the highest AIA design award. The project has found its place in the community and has been embraced as a fitting work of art.

Preservation Hall

Overview

The Project is the redevelopment of a 35,000 sqft three-story historic Canal Building that barely escaped demolition. Over 160 years old, the building is located at the northeast corner of Main and Mulberry Streets on 0.72± acres in downtown Chillicothe, Ohio. The Project—now named “Preservation Hall” - was the largest in a line of five commercial canal buildings that faced west along Mulberry Street and upon the Ohio and Erie Canal on the east side. The building was likely the single largest contributor to the importance of Chillicothe as a center of commerce during the canal era. The development plan is to complete the renovation of the existing structure and to reconstruct a portion of the canal in its original location adjacent to the east face of the building. The development will take advantage of and be part of the resurgence of downtown Chillicothe now in process. Because Chillicothe is in the very center of the pending UNESCO “World Heritage” designation for the Hopewell Ceremonial Earthworks, and because of its unique location at the “Main Entrance” into Chillicothe’s historic and bustling downtown, Preservation Hall is also destined to become the “heritage tourism gateway” for SouthCentral Ohio. Overview

The former Claycraft Brick Company was forced to close its facility after 60 years and the abandoned site remained vacant until it was eventually converted to a public landfill.

The landfill occupied the site and operated for 25 years, accepting 10 million cubic yards of municipal waste, which joined previously abandoned piles of bricks and clay, exposed trash, and broken methane recovery system.  The property became distressed and unproductive, with tax liens and other contingencies accumulating over time.  Ultimately, the state and local community came to an impasse.

The high cost of remediation frightened developers and no one was willing to take on the risk, as  over $2 million was required just to clear the liens.  The surrounding parcels were not developing due to their proximity to the landfill, and multiple adjoining owners complicated any ability to do a land assembly.  The landfill parcel was not developable as it was 84 feet deep in many areas.

In 2005, the Central Ohio Community Improvement Corporation was jointly formed by Value Recovery Group and the Franklin County Treasurer to serve as a strategic public-private partnership for long-term land revitalization projects in Franklin County, Ohio.  Central Park was undertaken to remediate and close the landfill. Its remediation and redevelopment are a prime example of a successful public-private partnership, one that has required the collaboration of six government agencies, many investors and service providers from the public sector.

Creative solutions were developed that addressed all of the financial challenges associated with redeveloping the landfill and surrounding land.  This included securing a $3 million Clean Ohio Revitalization grant, the first time this grant was awarded in Ohio for the remediation and closure of a registered solid waste landfill.

Public funding was secured to demolish a 75,000 square foot dilapidated brick factory, crush mountains of discarded bricks and recycle the materials for use on the site, cap the landfill with 200,000 cubic feet of clay that was already there, and secure a $2.1 million loan to build a world class Play, Practice and Learning golf center known as the Golf Depot at Central Park. The abandoned and fire damaged Prospect, Ohio rail depot was disassessembled, shiped to the site, modified and reconstucted for use as the clubhouse.

Additional developments at Central Park include the Residences at Central Park, All Friends office, Wesney Construction office, Edison Brewing, two multi-tenant corporate offices, ADB Safegate, Columbia Gas Training Center and Bell Equipment Company.

Some required extensive deep dynamic compaction operations to eliminate subsidence from legacy subsurface coal strip mining operations.
